1. STRUCTURAL ERECTION:
Foundation with a continuous basis and
minimum strength of 250 kg/m2.
The vertical structure is made of static,
sea resistant, concrete columns built
with 20cm hollow blocks filled with
reinforced concrete in the basement
area, and in the living area with low
energy poroton. Corners and joints will
be reinforced. The horizontal structure,
the floors, are made of pre-stretched
concrete beams and arched stones filled
up with 4cm concrete to guarantee a
strength of RK=250 kg/cm2, including
the reinforcements.
2. a) OUTER WALLS:
They are built with high quality poroton
or thermo bricks with an insulating
chamber 30 cm thick. The façade
is plastered with a special granite
roughcast over water proof cement. Around
the houses is a tiled way from 80 cm.
b) INNER WALLS:
The inside partition walls consist of
7cm hollow bricks. These walls as well
as ceilings are plastered and all edges
have a PVC protection . The access to
the basement is a metal door, and its
inside walls and the inside or outside
staircase (depending on model) are plastered
with waterproof cement.
3. ROOF:
Upon the upper surface of the structure,
small supporting walls (7cm double hollow
blocks) are erected and covered with
brick plates followed by a layer of
plaster sealed with tar foil. Over this
a 5 cm glass fibre mat is laid horizontally
for heat insulation. The whole is covered
with enamelled, mixed Roman type tiles
in a beige-flamed tile as standard or
different attractive colours as an option.
4. PLASTERING AND FAÇADE FINISH:
The outside walls are plastered and
then coated with scraped monocapa (
1 layer) mortar in the colour white
or beige as standard or any colour of
your choice as an option.
5. FLOORS:
All floors within the living area are
covered with first class ceramic tiles
of your choice (out of our standard
range) with skirting of identical material.
6. WALL TILING:
Bathrooms, toilets and kitchens are
tiled up to the ceiling with first class
ceramic, coloured tiles with a frieze
in between.
7. JOINERY:
The outside joinery is made with first
class aluminium painted in white, homologous
according to European standards with
2 panes of isolation glass (4mm each)
with a 6mm dehydration chamber in between
( Climalit type). All windows in the
living area have mosquito nets (except
terrace door) as well as PVC roll up
shutters. All the windows in the basement
have iron bars and the garage door is
made of metal. The main entrance has
a reinforced door. The inside doors
are made of solid oak with metal door
handles, hinges and safety sections.
8. WARDROBES:
The bedrooms have built-in wardrobes
made of solid oak doors as standard,
equipped with one shelf and rod.
9. KITCHEN:
Fitted, upper and lower, wooden kitchen
cupboards in our range of standard in
the colour of your choice. It has a
granite worktop with a choice of diff.
colours, and there is an installation
for dishwasher and washing machine.
10. PAINTING:
All wooden joinery elements and exposed
beams are previously treated with a
protection coat before the varnishing
of the outer beams or the lacquering
with poliuretano of the inside elements.
The façade is made of a water-repellent
mortar treated with a rubber paint The
inside walls and ceilings are dotted
with a fine embossed pattern over a
previously plastered and sandpapered
base, and then covered with 2 coats
of plastic paint in the colour white
as standard or any colour of your choice
as an option.
11. PLUMBING:
The inside piping consists of insulated
copper pipes protected by a plastic
anticorrosive tube.
Single, top quality, chrome-plated water
taps, and the bathroom fittings “ROCA”
brand or similar, each provided with
an individual stopcock. Electric water
heater. The heat installation is prepared
with insulated underground copper pipes.
12. ELECTRIC INSTALLATION:
The wiring is placed according to official
standards with a supply of 8,8 kw.
It is covered with a flexible plastic
tube embedded in wall provided with
its appropriate distribution boxes.
The switches and plugs are “SIMON
27 IBIZA” model or similar. All
electric connections have earth wire.
The light and plug distribution are
determined according to project and
house layout.
Living room, kitchen and main bedroom
are provided with plugs for TV, telephone
and FM as well as tube installation
for satellite dish.
13. FIREPLACE:
Open iron framework fitted in a workmanship
fireplace.
14. GARDEN:
Two outside water taps, one outer light
connection as well as two plugs for
bells at entrance gate and front door.
The garden facing the street has a wall
and an iron gate for persons and cars
with driveway and footpath up to the
house ( as standard up to 5 meters including).
The other boundaries have a wire fence.
15. BASEMENT and TERRACES:
The inside walls of basement are plastered
and the floor covered with fine concrete
that are provided with a damp proof
protection sheet in all the underground
construction. It is furnished with a
plug, a water tap and sewage system
(only in a full size basement). The
uncovered terraces have a pergola and
are paved with a non slip, earth colour
ceramic tile for outdoors, “Mogadoure”
style.
